Join us this Saturday, December 1 at the Palm Beach International Equestrian Center for the 2012 Wellington Winterfest. Sponsored by the Palm Beach international Polo club, this annual event has brought live music, holiday shopping, kids’ activities, food and more to the folks of Wellington and Palm Beach County.

And don’t miss our headliner, Vanilla Ice, gracing the stage this year with holiday music, Festival lights, delicious food and wine, equestrian events and exhibits and of course Santa Claus himself. Join us at 3400 Equestrian Club Rd. in Wellington Florida on December 1 from 6 PM to 9 PM.

Bring the whole family and of course the kids as well, as the event kicks off with a show jumping competition at 6 PM. Then at 7 PM enjoy Vanilla Ice as our headline performer. Other events and performances will be by local talent, dance and musical performances by local schools and groups. They’ll be dozens of activities and games for the kids plus a visit from Santa Claus and his reindeer.

For the adults there will be a food and wine tasting Expo and a VIP sponsored party with salute to the troops and vendors sporting all sorts of delicious food, artisan crafts, and holiday decorations. This is the third annual Winterfest for the Wellington area and it just keeps getting bigger every year.

For one thing, you don’t have to worry about decorating this time of year. Buyers understand that you’re looking to sell your home and don’t want to pull out all the seasonal items just to pack them all away should you get an offer. But if you’re like many Americans you may want to decorate regardless of whether you get an offer right now or not. There are some easy ways and tasteful ways to decorate your home for the holiday season even if you’re on the market.

You want to remember the rules of staging; keep it simple, keep it elegant, and keep it tasteful. Buyers don’t want to be offended when walking through your home but they also want to feel a sense of tradition and warmth. This is easy to do with holiday scents, tasteful decorations, and appropriate decor. Just remember not to go overboard on so many holiday decorations that the buyers cannot see the true beauty of the home itself. If you put a decoration out remember to take something else and pack it away. You still want to remain uncluttered, free-flowing, and tasteful. Also, remember to keep it gender neutral. A lot of flowery designs or masculine decor can deter certain buyers. Simple greenery, elegant holiday flowers, a few bows here and there is about all you’ll need. Even a Christmas tree is appropriate as long as it is not gaudy or cluttered.

Having a home inspection when purchasing a Palm County Beach Florida home is something we recommend for all our buyers. We also recommend you get a professional home inspection and not have just a buddy or friend of the family do it for you. You need someone that knows construction, knows the areas construction, and can offer advice on repairs or future issues.

The inspection is one of those costs that the buyer will pay out-of-pocket. It’s usually not wrapped up into the home purchase price. Most buyers will accompany the home inspector and we urge them to do so. They get a better idea of their investment, and the inspector can offer tips and suggestions for current and future use.

The inspector will tour the entire home from top to bottom including the roof, attic if there is one, all floors and levels of the home, the crawlspace or foundation, and surrounding areas. Many times the inspector will recommend an additional inspection on something that they may not be fully experience on. Most inspectors know quite a bit about most things but are not perfect experts in any one particular area. If you’re inspector suggests an additional inspection on either a septic tank, pest inspection, roof certification or any other issue we highly suggest taking them up on that offer. It could literally save you hundreds of dollars in the future.

We recently had an issue with a buyer that had the home inspected by an inspector that suggested they have the septic tank professionally inspected further. The additional inspection was over $800 and the buyers opted out. Three months after living in the home the septic tank went out and the repairs were over $12,000. The service professionals involved said that this could’ve been avoided for known about earlier.

Its issues like these and situations that occur that prompt us to urge our buyers to get a professional inspection. It will save you time, stress, and possibly lots of money down the road.

Steps to Selling your Wellington FL Home

Selling your Wellington Florida or Palm Beach County Florida home may seem a little scary but there are some steps involved and it’s good to be aware of the process.

First you will decide to list your home. You can speak to a Wellington real estate agent first to determine the best price for the home, tips on staging, any repairs or necessary renovations that will need to be made, and how the Realtor® will market your property. Once you have determined a listing price you can negotiate a commission for the sale of the property. While this is always negotiable it’s typically between five and 7% of the sale price. Remember, this is not the list price but the sale price; what the home will actually sell for. This cost will also be split between the listing agent and the buying agent should another agent come on the scene presenting the buyers. You will find a contract stating that the listing agent will represent you on your behalf throughout the transaction. They will market, advertise, and put your property in front of as many buyers as possible either online, in person, over the phone or all three. You will also negotiate a time for the listing contract. Typically, this is 3 to 6 months. Of course, you will want to sell much sooner than that but this is the amount of time that you are giving the listing agent a chance to sell the property.

Once the home is listed, stage, and properly set up for buyers there will typically be an open house. There can be to open houses; it brokers open and a public open house. The brokers open is for brokers and other real estate agents to come and tour the home separately in case they have a buyer ready for this home. A public open house is for the general public. There will typically be food served and this is a great time to leave the property and let your listing agent do the work. This is where you really want your home to shine.

Once an offer is presented to the listing agent they will contact you and present the offer to you. You are welcome to ask for advice and information but remember, your Realtor® gambling online casinos is not an attorney and they cannot give any legal advice. You can either accept the offer as is, counter offer, or rejected altogether. Negotiations happen back-and-forth and tell the contract is mutually accepted on both sides.

At this point the buyer’s earnest money is deposited either with the escrow agent, title, Brokers Company, or the bank. The listing is now subject to inspection and moves on for the buyer to perform their own home inspection. They will either ask you to repair, replace, ask for money or funds off the purchase price or they could accept the property as is. After this contract is mutually accepted the transaction moves on to pending. From here the closing agent will contact you for final signing. At this point once funds are disbursed any profit will go to you, the seller, in the form of a check. All other monies will go to listing agents, buyer’s agents, closing agents and anyone else involved.

Why That Home Sold and Not Yours

Finding a similar home on the market to your own can set an occasion for nervousness. You might feel that buyers are drawn to their home over yours or you may be in a different boat thinking your home is much better than theirs. But when that home sells and yours doesn’t it gets you to wonder what they’re doing that you may not be.

The first thing you need to determine is what their pricing structure is like. Are they priced the same as yours or the priced much lower? It all depends on what they’re offering that you may not be or vice versa. If the home is very similar to yours in square footage, number of rooms, lot square footage and condition yet they are priced far below your price that’s usually the key to why they sold and you have it.

It may be time to reevaluate your price. While this is a hard reality to swallow, it usually is the case. It’s not a matter of the wrong agent, the wrong home, the wrong staging, or any other material or external factor. It really comes down to price. When a buyer can purchases the same home down the street for $10,000 or more less than yours there naturally going to go with that home. Unless your home offers something substantially different and above and beyond the price increase, more often than not that home will be sold before yours.

But my home has a fantastic view!

Views are not as big a deal as most sellers think. Yes, it’s a great feature once you’re in the home and you’re enjoying it but it’s not the end all price increase feature that many sellers feel it should be. Most buyers will forgo the extra $5-$10,000 increase just because one home has a view and the other may not.

But my home is in better condition!

That really may be a matter of opinion; and the only opinion that matters is the buyer. They say some things only worth what someone will pay for it. If nobody’s buying, it probably isn’t worth it.

There could be a number of reasons why one home sold over another. But more often than not it’s price. Many sellers just can’t go any lower so to come back that you must offer buyers a home that they can’t resist. Have it professionally staged; keep it clean professionally each week half the clutter and items so that there is plenty of room in the house itself. All these factors can make a home seem bigger and better than its similar counterpart down the street. If you want to get more for the home you must offer more than your competitor.
