Having a home inspection when purchasing a Palm County Beach Florida home is something we recommend for all our buyers. We also recommend you get a professional home inspection and not have just a buddy or friend of the family do it for you. You need someone that knows construction, knows the areas construction, and can offer advice on repairs or future issues.

The inspection is one of those costs that the buyer will pay out-of-pocket. It’s usually not wrapped up into the home purchase price. Most buyers will accompany the home inspector and we urge them to do so. They get a better idea of their investment, and the inspector can offer tips and suggestions for current and future use.

The inspector will tour the entire home from top to bottom including the roof, attic if there is one, all floors and levels of the home, the crawlspace or foundation, and surrounding areas. Many times the inspector will recommend an additional inspection on something that they may not be fully experience on. Most inspectors know quite a bit about most things but are not perfect experts in any one particular area. If you’re inspector suggests an additional inspection on either a septic tank, pest inspection, roof certification or any other issue we highly suggest taking them up on that offer. It could literally save you hundreds of dollars in the future.

We recently had an issue with a buyer that had the home inspected by an inspector that suggested they have the septic tank professionally inspected further. The additional inspection was over $800 and the buyers opted out. Three months after living in the home the septic tank went out and the repairs were over $12,000. The service professionals involved said that this could’ve been avoided for known about earlier.

Its issues like these and situations that occur that prompt us to urge our buyers to get a professional inspection. It will save you time, stress, and possibly lots of money down the road.

While the foreclosure and bank owned market is starting to decrease, buyers are finding more short sale homes on the market. The main difference between a short sale in a foreclosure is that the foreclosure is where the previous homeowner has simply walked away without any communication to the lender and the lender has no other choice but to foreclose on the property and try to get it resold. A short sale is quite different in that the previous homeowner or borrow work has been in communication with the lender and they are working out a situation and transaction that will work for both parties. Many times the sellers are still in the property so you’re likely to see a home in better condition than a foreclosure. Many times foreclosures are in need of a lot of repair and TLC. Homeowners that don’t take the time to discuss their concerns and their financial situation with their lenders also tend not to care for the home after the fact. Appliances may be missing, cabinets may be destroyed, carpet may be in disrepair, and walls may be in need of a lot of care. While this is not always the case it is something that you should expect.

Many investors will jump on short sales and foreclosures and then six them up to flip them. This is something any homeowner can do themselves but you need to make sure it is within your budget and cost effective to do so. Investors usually have a waiting period after a home like this is listed so that owner occupied buyers can have first dibs at the property. After the waiting period investors are free to come in with their offers which are usually full price and cash out.

Buying a home in Wellington Florida doesn’t have to be difficult but it does help to have a little bit of knowledge of the home buying process and real estate before jumping in. First-time homebuyers can be nervous and anxious about purchasing a home especially such a large investment but knowledge is power and knowing ahead of time the process and the transaction proceedings can make the entire deal much less intimidating.

Education

Buyers should know that real estate agents, most at least, have a general understanding of real estate laws and tax rulings. Real estate agents must keep up with continuing education so that they are aware of current standards, laws, taxes, and rules. Buyers are protected in most transactions and can easily get out of the transaction should something severe arise. Simply walking away from transaction without reputable cause may cause the buyer to lose their earnest money but a good buyer’s agent can usually always get it returned.

Funds

First-time homebuyers should have a little extra liquid funds before they head out looking at homes. The only out-of-pocket expenses for earnest money deposit which are typically 1 to 3% of the purchase price but even a $500 earnest money deposit can suffice. Other out-of-pocket costs may be inspection fees. These are typically paid on the spot to inspectors for an adequate report of the property.

Closing fees may be built into the purchase price but it depends on how much of the home is appraised for and if there is room to at these fees on. Closing fees can be anywhere from around $2000-$10,000 depending on where the loan is coming from and if there are any additional fees, homeowners Association dues, taxes, or insurance that needs to be paid up front.

To get a rough idea of how much funds you will need at closing or along the entire process it’s best to sit down with your lender and your buyer’s agent to discuss funds so there’s no surprises in the future. Being shocked, surprised, or alarmed is not something that sets a buyer’s mind at ease.

Communication

Buyers need to communicate with their agent which is the mediator between the listing agent and the sellers. There should be no need to contact the seller directly as everything needs to be on the up and up and legitimately negotiated professionally.

One Thing All Buyers Should Do

The one thing every buyer should do before purchasing a home or even feeling or touring any homes is get preapproved. If you’re not sure how much home you can afford it only leaves room for disappointment and frustration when you do find a home you love only to discover you can’t afford it.

If the during the home buying process your credit ratings improve want you receive a raise you may be able to finance more in the future and this may have an effect on the type of home that you can purchase but it’s a long shot and something that sellers may not be willing to wait out.

Once you have a preapproval letter in hand it will state exactly how much you are approved up to. Our recommendation is that you find a home $10-$20,000 less than your maximum approval amount. This will give you a little more wiggle room during the month with your mortgage payment allowing for any repairs, furnishings, or just that little extra you may need to save each month. You may also look at homes a little over your price range and simply offer less. Several homes in the Wellington real estate market have been on the market for a while and sellers are more likely to take less on their home at that time. If you’re currently approved for $400,000 finding a home priced at $425,000 yet offering $400,000 or slightly less than that may actually be accepted.

This area has a plethora of different price ranges and styles from $225,000 for a plot of land perfect to build on or create your own dream home to $3.5 million estates with swimming pools, and magnificent, luxurious homes. Many of these homes were constructed over the last decade and offer properties with a lot of extra land possibly fenced.

In the middle-of-the-road at around $600,000-$900,000 are homes built between 1980 and 1995 offering 1500 to 3000 ft.², three or four bedrooms, and about 5 acres of land. These are quiet neighborhoods since there are no through streets so it’s great for families with small children to allow their kids space to run and pets areas to play in. Several of these properties do have space for animals such as equestrian barns and fenced or pastured yards.
